We completed the purchase of our property in November 2009 after only five months from first being shown the property by Faz and Sezgin. The whole process was made completely transparent, totally stress free and we were kept fully informed every step of the way. Translations, organising a notary, setting up a bank account, transferring utilities into our name, shopping, pool and garden maintenance, this was all organised by Faz and Sezgin. We could not have asked for more and certainly could not have managed without their endless assistance.

Anouk has overseen a number of small building and repair projects since the purchase completion, ensuring a very high standard of workmanship. Again, we were kept fully informed of progress with full reports, updates and countless photos. Anouk also keeps an eye on our property on a regular basis while we are away and this gives us such comfort to know someone is looking after our interests.

We have received nothing less than the most professional and friendly service from everyone at King Emlak, nothing has been too much trouble and I would have no hesitation in recommending their services.

We first saw our apartment in Dalyan in September 2008. To cut a long story short we fell in love with it and decided (very impulsively) to buy it. It needed quite a bit of updating and one of our main concerns was how we were going to manage the work from the UK. Faz immediately reassured us that she and Sezgin would oversee anything we had done.  We needn’t have worried! Since that time Faz, Sezgin, and more recently Anouk, have helped sort out just about everything we have had done. This included completely renovating 2 bathrooms and a kitchen plus some major internal building work. An example of how good their service has been is with our internal staircase. This was ‘sent back’ and remade 3 times because Faz was not satisfied that it met our requirements. This attention to detail would have been impossible without their help. Our apartment was completed last Spring, however Faz, Sezgin and Anouk are still on hand to help with any problems. This winter during one of Dalyan’s spectacular storms, some of our windows leaked quite badly. Anouk organised for the windows to be resealed, and after checking they were watertight after the next storm, arranged for the redecoration of damaged paintwork. Having such a reliable team on hand has given us complete peace of mind.  We wouldn’t hesitate to recommend them. Use them – you  won’t regret it!

"We purchased our property in Dalyan at the beginning of 2009 via King Emlak.  During the process of the purchase we found the staff at King Emlak consistently helpful and supportive, always ready to give advice and talk us through the next process of the transaction.
 
Since the purchase, we have had a considerable amount of work carried out to the property - a new kitchen, new doors and windows, a new bathroom as well as work to the outside of the property - all of it carried out in our absence.  Seskin and Faz arranged for tradespeople to provide quotations and once the go-ahead was given made sure that the work was carried out to an excellent standard and as quickly as possible, and always kept us fully informed of progress at all times.
 
They have been invaluable as a source of advice when we have needed to know who to speak to about such things as where we could get curtains made up, where to go to purchase electrical goods and so on.
 
As well as being friendly and informative, everyone at King Emlak has also always been thoroughly professional in all their dealings and have always made us feel confident as we have proceeded with the purchase and other matters, a procedure potentially fraught with difficulties and complications which fortunately we have never experienced, always having Seskin and Faz on hand to help.
 
With the new part of the business now up and running with Anouk in charge, we feel sure that this "after-service" will be even more efficiently offered and managed  and will further enhance what is already an excellent service in all areas.

We purchased our villa though King Emlak in September 2009 and from start to finish the service we have received has been excellent. From our first visit to view properties through to our visit in order to complete and beyond we have been in regular contact with King Emlak and they have provided us with excellent advice and assistance throughout.

We first met Anouk during our visit in September when we completed the purchase and made a start on the renovations and furnishing our villa. She was professional but friendly from the start and nothing was too much trouble and due to her experience in the rental market she was able to give us invaluable advice and suggestions on where to shop and what to buy.

Anouk has kept in contstant contact by email and has offered assistance which goes beyond that we expected and has arranged everything from cleaning and gardening to building and painters. We only have to email our requests and Anouk would reply very quickly with suggestions, quotes and then photos to show us the work in progress. On the rare occasion that the work has not been completed satisfactorily Anouk has challenged this and ensured that it is done to a high standard.

Anouk is a fantastic project manager and can be relied upon to sort all building works out in a competent and professional manner – we would not have been able to do this without her.

She has also arranged payments to our builders ensuring that we are spared the difficulties of the language barrier. We still have works ongoing at the moment and our pool is due to be constructed soon. This again has been arranged by Anouk who has liased with the builder to ensure our wishes are carried out to the highest standard.

All in all we would not hesitate to recommend the services of King Emlak and cannot fault the friendly and honest service that they provide.

In August 2008 we decided to make some enquiries about purchasing a property in Dalyan. It was our good fortune that we decided to go into King Emlak. We have received nothing but a kind and courteous response to all our enquiries from Faz, Sezgin and Tracy. They are clearly very knowledgeable about property selling to foreigners and their advice and guidance has been invaluable.

Not only did we purchase our apartment through King Emlak, but they agreed to oversee all the renovations to the property. This involved knocking two apartments in to one, installing new bathroom and kitchen facilities and enlarging the veranda doors. For us this seemed a risk, but we had nothing to feel anxious over as the alterations were exactly as we had hoped, all undertaken to a high standard and very good value for money.

We have now spent three holidays is our new home which is just wonderful.  We would highly recommend King Emlak to anyone considering purchasing property in Dalyan. We have complete confidence in Faz and Sezgin and the King Emlak staff.

Villa Artremis B, Dalyan

I bought Villa Artemis B through King Emlak in spring/summer 2008 and was happy  to take advantage of their offer of an after-sales service dealing with a range of things that I wanted done.  Their recommended carpenter Gokhan who has done the most work for has always been extremely useful, reliable and prompt.  He removed and made good a section of the kitchen that was not needed, put in a banister on the stairs, built me lockable cupboards, bedside tables, a frame for the ceramic tile with the villa name and best of all a large outside wooden shed with concrete base in which I can store garden equipment and bike. 

King Emlak also arranged for all my security and window and door mosquito grills to be fixed, for my satellite TV to be put in, for a new shower cabin to be installed.  Last but not least, they were the means by which I made contact with the excellent local dentist and massage/physiotherapist that friends and family continue to make use of. 

My experience in the UK of trying desperately to find reliable tradesmen and waiting weeks for them to be free has never been repeated in Turkey – thanks to King Emlak I have never had to wait any length of time for something to be done.

From researching a number of suitable architects for us to chose from..... A first rate written and spoken translation service with our builder.......... help with endless bureaucracy from tax numbers to temporary residence and living permission........ and most importantly of all, a trustworthy well receipted route of monies from us to the builder and subcontractors.
