About Okcular

This small village with it distinctive heavenly smell of citrus blossom is just outside Dalyan, in the ‘bicycle belt’ as locals call it. Framed by dramatic mountains and with many official ‘Green areas’ and liquid amber tree forests being preserved Okcular will retain its special charm for years to come. The magnificent setting of the village, its space and ambience are its key features, long lazy days are the favourite flavour in tranquil Okcular.

The village has two distinct areas. Marmarlar lies directly at the foot of a range of beautiful hills is surrounded by lush vegetation and the natural calm is punctuated only by the tinkle of goat’s bells as they forage on the slopes. The opposite end of the village offers sweeping vistas over farmland planted with olive trees, swaying cotton plants, ripe red organic tomato fields and fragrant orange laden groves.

Building permissions here are more liberal than in Dalyan and the result has been premium developments of elegant uniquely designed stand alone villas. Some people call it the ‘Beverly Hills’ of the area because of the number of swimming pools there! While intimate Okcular could in no way be considered commercial its proximity to Dalyan provides the opportunity for residents to enjoy a fun but relaxed nightlife and good access to the beach, river delta and many gourmet restaurants.

It is also where the smart money is investing now, property prices in this area have been rising steadily since 2003 when foreign residents began moving to the area. Plots bought then have more than tripled in value in the last few years, however prices have not reached those in Dalyan yet - but they will.
